Here is a list of Essential Documents for Buying Property in Goa
- Inscription and Description certificates maintained in the concerned Land Registration Office within whose jurisdiction the property is located. (Basically these documents were maintained during the Portuguese regime in the State of Goa. The Inscription Certificate gives details of the erstwhile owners in whose name the property was found inscribed, their mode of acquiring title to the said property and Description Certificate gave details of the name and boundaries of the property for the purpose of identification).
- Matriz Certificate (Revenue Records maintained during the Portuguese regime in the State of Goa).
- Title Documents (Sale Deed, Gift Deed, Will, Inventory, Succession etc, showing title upto 30 years)
- Cadastral Plan/Form and Records maintained in the Registo de Agrimensor (Register of Old Survey), the same being maintained during the Portuguese regime in the State of Goa.
- Documents of Succession/Documents of Relinquishment if made by any of the co-owners.
- Form III (Index of Lands), Form IX and manual(handwritten)
- Survey Form (Form I & XIV) to check the possessory title of the owners.
- Recent (Computerised) Survey Forms.

- Conversion Sanad obtained under Section 32 of the Goa Land Revenue Code, 1968 to peruse whether permission has been
granted to use the property from agricultural to commercial/residential purpose. - NEC (Nil Encumbrance Certificate) It certifies, that the land does not have any legal dues.
